These Terms of Use ("Terms") govern your access to and use of propertysynthai.pro (the "Website") operated by Property Synth AI Inc. ("Property Synth AI", "we", "us", "our"), and provide general terms applicable to information about our professional services. By accessing the Website, you agree to these Terms. If you do not agree, do not use the Website.

Separate written agreements — statements of work, master services agreements, confidentiality agreements — govern paid professional engagements and prevail over these Terms where they conflict.

1. About Property Synth AI

Property Synth AI Inc. is a proptech studio and real-estate AI consultancy based at 425 Adelaide Street West, Suite 200, Toronto, ON M5V 1S4, Canada (Business Number 517263849 RC0001). We design and deliver AI-driven property data, analytics and workflow systems for real-estate organizations, including brokerages, developers, property managers and REIT operations teams, with human expert review throughout.

2. Brand name interpretations

For clarity throughout these Terms and our services:

  • "Property" means real-estate property (land, buildings, units, listings), not intellectual property in the abstract, and not a programming language "property" attribute;
  • "Synth" means synthesising AI-driven property data, analytics and systems (including synthetic training data where appropriate), not a music synthesizer or synthwave genre;
  • "AI" means software, models and data pipelines that assist professionals — not autonomous decisions to buy, sell, finance or invest in real estate without human oversight.

The domain suffix ".pro" is branding only and does not imply any professional regulatory status beyond our described business activities.

3. What we are not

Property Synth AI is a professional services firm. We are explicitly not:

  • A licensed real-estate brokerage, agent or listing service that markets, lists, buys or sells property on behalf of clients;
  • A mortgage broker, lender or credit provider;
  • An investment fund, REIT manager, syndicator, crowdfunding platform or securities dealer;
  • A provider of investment, tax, legal or financial advice;
  • A real-estate course, bootcamp, mentorship or get-rich-quick programme;
  • A standalone SaaS product you purchase by subscription from this Website;
  • A general artificial-intelligence consultancy without a real-estate focus.

Nothing on the Website constitutes an offer to buy or sell real property or securities, or to enter into a mortgage or investment arrangement.

4. Proptech services disclaimer

Our studio provides professional proptech consulting, data, analytics and software-engineering services for real-estate organizations, including property data foundations, automated valuation model (AVM) and market-analytics support, listing content and media, search, lead and CRM automation, document and workflow automation, and related AI delivery.

Valuations, forecasts, market analytics, lead scores, listing drafts and similar outputs are estimates produced by models that can be inaccurate, out of date or wrong. They require human review and professional judgement by qualified personnel at your organization. They are not certified appraisals unless explicitly performed by a licensed appraiser you engage separately. We do not guarantee valuation accuracy, sale prices, rental yields, appreciation, returns, timelines, lead conversion or any specific business outcome.

Case studies, metrics and figures on the Website describe past illustrative work and are not promises of future performance. Results depend on data quality, scope, market conditions, regulatory context and how outputs are used.

5. Fair-housing and responsible AI

AI systems for real estate must be used in compliance with fair-housing, human-rights and anti-discrimination law in Canada and applicable North American jurisdictions. Systems we build are designed to support — not replace — lawful decision-making. They must never be used to steer, exclude or disadvantage individuals based on protected characteristics. Client organizations are responsible for lawful deployment in their operations. We provide model QA and governance services to help identify risk, but we do not guarantee legal compliance of your end-to-end business processes.

6. Website licence and acceptable use

We grant you a limited, non-exclusive, non-transferable licence to access and view Website content for personal or internal business evaluation. You may not:

  • Copy, scrape, mirror or redistribute substantial portions of the Website without written permission;
  • Reverse engineer or attempt to extract source code except as permitted by law;
  • Introduce malware, interfere with security or abuse contact forms (including honeypot fields);
  • Misrepresent affiliation with Property Synth AI;
  • Use the Website for unlawful, discriminatory or fraudulent purposes.

We may suspend access for conduct that violates these Terms or threatens the Website or other users.

7. Intellectual property

Website content — text, graphics, logos, layout, documentation samples — is owned by Property Synth AI or our licensors and protected by copyright and other intellectual property laws. Trademarks and trade names may not be used without consent. Client engagements address ownership of custom deliverables, models and data separately in contract.

8. Third-party links and tools

The Website may reference third-party products, platforms or external links. We do not control and are not responsible for third-party content or privacy practices. Integration with your CRM, MLS, cloud or property-management tools under a services contract is subject to your agreements with those vendors.

9. Enquiries and electronic communications

Contact form submissions are processed according to our Privacy Policy. You must provide accurate information and obtain necessary internal approvals before sharing third-party or client confidential data. Consent to PIPEDA processing is required via the unchecked consent checkbox. Email is not guaranteed secure; avoid sending highly sensitive information until a secure channel is agreed under contract.

10. Professional engagements

Services are described on the Website for general information. Binding scope, fees in Canadian dollars, deliverables, acceptance criteria, data-processing roles, confidentiality, limitation of liability and intellectual property allocation are defined only in signed or formally accepted written agreements. Indicative price ranges on the Website are estimates, not offers, and may change based on discovery findings.

11. Disclaimer of warranties

The Website and its content are provided "as is" and "as available" without warranties of any kind, whether express or implied, including implied warranties of merchantability, fitness for a particular purpose, non-infringement or accuracy. We do not warrant that the Website will be uninterrupted, error-free or free of harmful components.

12. Limitation of liability

To the maximum extent permitted by applicable law, Property Synth AI and its directors, officers, employees and contractors shall not be liable for any indirect, incidental, special, consequential or punitive damages, or for loss of profits, revenue, data or business opportunities, arising from your use of the Website or reliance on Website content — even if advised of the possibility of such damages.

Our aggregate liability for claims arising from Website use (excluding liability that cannot be limited under applicable law) shall not exceed one hundred Canadian dollars (C$100). Liability for paid professional services is governed by the applicable services agreement, not these Terms.

13. Indemnity

You agree to indemnify and hold harmless Property Synth AI from claims, damages and expenses (including reasonable legal fees) arising from your misuse of the Website, violation of these Terms, or unlawful use of information obtained from the Website.

14. Governing law & jurisdiction

These Terms are governed by the laws of the Province of Ontario and the federal laws of Canada applicable therein, without regard to conflict-of-law principles. You attorn to the exclusive jurisdiction of the courts of Ontario sitting in Toronto for disputes relating to the Website, subject to rights that cannot be waived under consumer protection law.

15. Changes

We may modify these Terms by posting an updated version with a revised "Last updated" date. Material changes will be noted on this page. Continued use after changes constitutes acceptance for Website purposes.

16. Severability & entire agreement

If any provision is unenforceable, the remainder remains in effect. These Terms, together with the Privacy Policy and Cookie Policy, constitute the entire agreement regarding Website use, superseding prior understandings on that subject.
