Property Synth AI Inc. is a real-estate AI consultancy and proptech engineering studio based in the Fashion District on Adelaide Street West, Toronto. We synthesise AI-driven property data, market analytics and workflow systems for brokerages, developers, property managers and REIT operations teams across Canada and North America — always with senior engineers and analysts in the loop. We are not a licensed brokerage, not a mortgage or investment business, and not a course.

Our Suite 200 studio sits in a low-rise building on Adelaide Street West — walking distance to King West brokerages, design firms and the kind of mixed-use blocks our models often describe. Toronto's neighbourhood texture matters when you build geospatial analysis and market analytics for the Canadian market. We work with client organizations from SME scale-ups to enterprise portfolios, on project scope and retainers that respect how real-estate teams actually operate.
The name is deliberate: Property means real estate, not intellectual property or a code property. Synth means synthesising AI-driven property systems and synthetic training data — not a music synthesizer. AI means production data pipelines and models with human expert review, not autonomous buy/sell decisions.
TEAM APPROACH
Small studio, senior practitioners
We keep the bench deep rather than wide. Engagements are led by senior data scientists and engineers who have shipped property data pipelines, AVM support layers, listing content systems and document automation for Canadian real-estate organizations. We do not invent named executives with fabricated credentials or award walls — you work with the people in the room.
Discovery is collaborative. Prototypes are honest about uncertainty. Production delivery includes documentation your internal team can run — because the best proptech studio makes itself less necessary over time, not more.

Every valuation estimate, listing draft and scored lead passes human-in-the-loop review before it affects a client, tenant or deal. Models propose; people who know the block decide.
Honest estimates
We document confidence, drift and failure modes. We do not guarantee valuation accuracy, sale prices, rental yields or returns. Analytics are decision-support — not investment advice.
Fair-housing compliance
Search, scoring, content and valuation systems are tested for discriminatory outcomes. AI in real estate must comply with fair-housing and human-rights law across Canada and North America.
Data governance
PIPEDA-aligned handling of personal and property data is built into every engagement. Client organizations retain ownership of their data; we document retention, access and cross-border processing in plain language.
Measurable outcomes
We define success criteria in discovery — latency, coverage, review rates, error bands — not vague transformation language. Roadmaps are phased so scale-ups and enterprises can fund incrementally.
